Modular Homes Wicklow
Wicklow is the first county south of the showroom — Bray and Greystones are a half-hour down the M11, Wicklow town about an hour, and Arklow and the Blessington side comfortably under ninety minutes. Enquiries split between garden suites on suburban plots in the north of the county and full homes on upland and coastal sites further south; it's the same fully fitted module at the same rate either way.

What we deliver to Wicklow
One house type, sized to the job
Wicklow is where the approach road matters more than the distance: half an hour from the showroom, but the last kilometre of a mountain lane decides which crane we can bring. Every build is the same factory-finished module, sized to what the site needs.

Delivery and planning, honestly
- local_shippingDelivery — Bray and Greystones are around 30–40 minutes from our Dublin base via the M50 and M11, Wicklow town about an hour, Arklow and Blessington roughly an hour and a quarter. The module travels by lorry and is craned into position. On upland sites the thing to look at early is the last stretch of lane — a tight, steep approach can rule out some crane positions — so send photos of the access with your enquiry. The fitted price of the home itself never changes.
- descriptionPlanning — a dwelling needs permission from Wicklow County Council. In the open countryside the county development plan applies a rural housing policy, so a local connection to the area usually matters for a one-off home — worth confirming before you commit to a site. Rear extensions under 45 m² can be exempt, subject to conditions — and since 27 July 2026 a 32–45 m² detached home in the rear garden of the house you own and live in needs a 14-day notification rather than a planning application. See our planning permission guide.
- routeSite assessment — access, crane position, ground and services, checked before anything is priced. For a mountain site, a short video driving the last stretch of lane is worth more than any number of photos of the plot.
Built for Wicklow's uplands and coast
Between the Wicklow Mountains and a coastline that runs from Bray to Arklow, this is one of the more exposed counties we deliver to. The specification was rated for exactly that: Class C5 wind resistance tested to 2,000 Pa, C4 anti-corrosion to EN ISO 12944 (Irish coastal rated), and cladding salt-spray-tested for 1,000 hours — standard on every module, not an upgrade.
Questions
Modular homes in Wicklow — FAQ
How much does a modular home cost in Wicklow?
The same as everywhere we deliver: €2,400 per square metre, fully fitted. That runs from €60,480 for a 25.2 m² one-bed — our minimum build — through €96,000–€132,480 for a two-bed, to €168,000–€264,000 for a three-bed and €240,000–€336,000 for a four-bed. Delivery, foundations and installation for a Wicklow site are quoted after a site assessment; with most of the county under an hour and a half from Dublin, it's one of the shorter runs we do.
Do you deliver modular homes to Wicklow?
Yes — and Wicklow is one of the closest counties to our base. Bray and Greystones are around 30–40 minutes via the M50 and M11, Wicklow town about an hour, Arklow and the Blessington side roughly an hour and a quarter. The module travels by lorry and is craned into position, so on upland sites the assessment pays particular attention to the final approach and where a crane can stand.
Who handles planning permission in Wicklow?
A modular home used as a dwelling needs planning permission from Wicklow County Council. In rural parts of the county the development plan applies a rural housing policy, under which a local connection to the area usually matters for a one-off home. Rear extensions under 45 m² can be exempt subject to conditions, and since 27 July 2026 a 32–45 m² detached home in the rear garden of the house you own and live in needs only a 14-day notification to the council — always confirm the rules for your specific site with the council.
Can I see a home before ordering?
Yes — our showroom is at 68/69 Phibsborough Road, Dublin D07 YX38, open seven days by appointment. From most of Wicklow it's under an hour, so many customers visit first and send site photos afterwards. Call 01 964 0243 to book.

Start with your Wicklow site
Send the site's location and a few photos of the access — for an upland site, the lane in particular. We'll confirm the fitted price and quote the Wicklow site works from there.
