Every Don Modular Home is priced at one rate — €2,400 per m², fully fitted — so what it costs comes down to floor area. Here is what that means at each bedroom count, from a 25.2 m² one-bed at €60,480 to a 140 m² four-bed at €336,000. Each row opens that home's detailed price list by size.

One- and two-bedroom homes are built as a single module, up to 55.2 m² (4.6 × 12 m). Three- and four-bedroom homes are larger than one module can carry, so they are built from more than one and joined on site — laid out to your brief, at the same €2,400/m².

Most modular pricing in Ireland is quoted for a basic unit, with kitchen, bathroom, heating and finishes added on. Ours isn't. Everything below is factory-fitted and inside the €2,400/m² rate, at every size.

Why one rate per square metre?
Because the home is built in a factory to one fixed specification, the cost of a square metre doesn't change with size — so neither does our price. Width × length × €2,400 is the whole calculation. No tiers, no upgrade packs, no surprises at the final invoice.

Foundations, delivery and installation are quoted separately once we have seen your site.
Is there a modular homes Ireland price list?
Yes. The table on this page gives the price range for each bedroom count, and each bedroom page carries a detailed price list by size — one-bed from €60,480, two-bed from €96,000, three-bed from €168,000 and four-bed from €240,000. Because there is one rate, any size not listed is simply floor area × €2,400.
What is included in the €2,400 per m² price?
The complete, factory-finished home: G550 galvanised steel frame, 200 mm insulation, RAL 7016 anthracite steel cladding, 80 mm thermally broken aluminium windows and doors, two skylights, a fitted kitchen, a premium bathroom with smart toilet and thermostatic shower, electric underfloor heating, a 5 kW inverter air-conditioning unit, LED lighting, Cat6 data points and a fire sprinkler system. There are no optional extras to add.
What is not included in the price?
Site-specific work: foundations, delivery to your site, crane and installation, and connection to water, electricity and drainage. These depend on access, ground conditions and distance, so we quote them separately after a site assessment. Planning application fees, where planning is required, are paid by you to your local authority.
Do I need planning permission for a modular home in Ireland?
Usually, yes. A modular home used as a dwelling needs planning permission like any other house. Smaller detached structures to the rear of an existing house can be exempt under Irish planning regulations (for example garden rooms under 25 m², subject to conditions), but the rules are specific and vary by site, so always confirm with your local authority before ordering.
What sizes can I order?
One- and two-bedroom homes are built as a single module: a width of 3.3, 3.6 or 4.6 metres and a length in half-metre steps up to 12 m, subject to a minimum build of 25 m² — so 25.2 m² to 55.2 m². Three- and four-bedroom homes are built from more than one module and designed to your brief, typically 70–140 m². Every size carries the same specification and the same price per square metre.
Why one rate per square metre instead of fixed models?
Because the home is built to your dimensions rather than picked from a catalogue. A single transparent rate means the price of any size is simply floor area × €2,400, with the full specification included at every size — no tiers, upgrades or hidden extras.
