The garden office

Warm in January without a fan heater: underfloor heating, 0.18 W/m²K walls, and two Cat6 points per room for a proper desk setup. A bathroom means no trips back to the house between calls.

The studio or gym

Air conditioning for summer sessions, a shower for after, and Class A1 non-combustible cladding outside. The 25–28 m² sizes give real floor space for equipment, with a shower room after.

A self-contained space with full bathroom and kitchenette — comfortable for visiting family for a weekend or a month. Larger sizes step up toward a full garden home.

Garden rooms — FAQ

How much does a garden room cost in Ireland?add

Our garden rooms are priced like our homes: €2,400 per square metre, fully fitted, with a minimum build size of 25 m². The smallest, a 25.2 m² (3.6 × 7 m) room, is €60,480; a 36.8 m² guest suite is €88,320. Unlike typical garden room pricing, that figure includes underfloor heating, air conditioning, a bathroom and a kitchenette — not just the shell. Foundations, delivery and installation are quoted separately after a site assessment.

Do I need planning permission for a garden room?add

Yes. Ireland's planning exemption for rear-garden structures only covers buildings under 25 m², and our minimum build size is 25 m² — so every Don Modular garden room requires planning permission. We design to your grant; your local authority handles the application, and the rules for your site are always worth confirming with them early.

Can a garden room be used as an office all year round?add

Ours are built for it — the same specification as our full homes: 200 mm insulation with a wall U-value around 0.18 W/m²K, thermally broken 80 mm aluminium glazing, electric underfloor heating and an A++ air-conditioning unit for summer, plus two Cat6 data points per room. It is a house-grade building that happens to be in your garden, not an insulated shed.

Can guests stay in a garden room?add

Every size includes a full bathroom and a fitted kitchenette as standard, so a larger garden room works as a self-contained guest suite. Note that using a garden structure as an independent dwelling changes its planning status — check with your local authority for anything beyond occasional guest use.
