About Don Modular Homes
We build one house — a precision-engineered, steel-framed modular home — and we build it to one uncompromised specification. Every home leaves the factory fully fitted, priced at a single transparent rate, and is installed anywhere in Ireland from our Dublin base.
Why one house type
Do one thing. Do it precisely.
Most builders offer a catalogue and build each design occasionally. We took the opposite path: one house type, refined continuously, manufactured in controlled factory conditions where millimetric accuracy is normal rather than exceptional — a finish quality that traditional site building cannot replicate.
One design doesn't mean one home. Every build is sized to your brief — from a 25 m² garden suite to bespoke family homes — in three widths and half-metre length steps, at the same €2,400/m² fully fitted rate whatever you choose. The specification never varies with the price, because there is only one specification.
What we stand behind
A specification, not a sales pitch
Everything we claim about the home is a published, testable number. These are the ones that matter most in the Irish climate:
G550 steel frame
Galvanised to Z275 with C4 anti-corrosion to EN ISO 12944 — Irish coastal rated, salt-spray tested for 1,000 hours.
200 mm insulation
Wall U-value ≈ 0.18 W/m²K and roof ≈ 0.15 — exceeding Ireland's Part L requirements, with underfloor heating and A/C standard.
Built for exposure
Class C5 wind resistance tested to 2,000 Pa, A1 non-combustible cladding with a 10-year UV warranty, and fire sprinklers to BS 9251.
How we work
Three steps, wherever you are

Site assessment
Send the location and photos of the access. We check the route, crane position, ground and services, then quote delivery and installation alongside the fixed fitted price.

Factory build
Your home is built to the full specification — steel frame, insulation, fitted kitchen and bathroom — while your site stays untouched.
03
Delivery & install
The module travels by lorry and is craned into position, then connected to services. The disruptive on-site phase is measured in days, not months.

A showroom, not just a brochure
Specification sheets don't convey finish quality — standing in the kitchen does. Our showroom at 68/69 Phibsborough Road, Dublin is open seven days by appointment, and we deliver and install in every county in Ireland.
